Digital Realty Acquires Interests in Data Center Facilities

Digital Realty Trust Inc., an owner and manager of corporate data centers and Internet gateways, has acquired a partial interest in the primary Internet gateway for the Pacific Northwest market located Seattle, as well as some interests in data center facilities in Miami, Waltham, Mass., and Tempe, Ariz. The price for the acquisitions came to approximately $79.1 million. "The addition to our portfolio of the Seattle Internet gateway facility, locally known as the Westin Building, represents a very strategic initial acquisition for us in this Tier One market. It not only expands our national footprint into the Pacific Northwest, it also adds to our existing portfolio of mission-critical Internet gateway facilities in Chicago, Dallas, San Francisco, Los Angeles, Miami, Phoenix and Charlotte," said Michael F. Foust, CEO of Digital Realty Trust. The company said the Seattle property serves as the primary hub for Internet traffic in the Pacific Northwest. The 34-story tower consists of 389,000 square feet, with approximately 185,000 square feet serving as technical space and supporting a variety of telecom functions. The Miami property was acquired in a sale leaseback transaction, which included a new 10-year lease with Peer 1 Network Enterprises Inc. The Waltham acquisition is a 30,400-square-foot single-story building that was redeveloped as a data center in 1998. Digital Realty Trust’s Tempe acquisition is a vacant warehouse with approximately 55,000 square feet. Digital Realty Trust has begun planning to redevelop the ground floor into data center space.
